Final Inspection Tips – Your Last Chance Before Settlement

Buying a home in New Zealand? Did you know you usually only get one final inspection before settlement, unless the vendor agrees to another one? That makes this inspection incredibly important. If you find any issues, this is your opportunity to have them addressed before settlement. Once settlement has taken place, responsibility for the property generally passes to you.
The purpose of the final inspection is to confirm that the property is in the same condition as it was when you signed the Agreement for Sale and Purchase. Check that there is no new damage, all agreed fixtures and chattels are still there, and everything is in working order.
Take a close look for things such as cracked or peeling walls, leaking taps, blocked toilets, power outlets that aren’t working, broken windows or doors, loose cabinet hinges, and missing appliances or chattels included in the agreement.
If you notice anything that doesn’t seem right, contact your lawyer immediately. They can raise the issue with the vendor’s lawyer and work towards resolving it before settlement.
Remember, once settlement is complete, the property becomes yours, along with any issues that weren’t identified beforehand.
When you attend the inspection, it’s a good idea to bring masking tape so you can mark any dents, scratches, or damage that you find. Have your phone ready to take photos and videos, and make notes as you go. Bringing a hairdryer or phone charger is also useful for testing power outlets. Recording a video walkthrough of both the interior and exterior provides a valuable record of the property’s condition on inspection day.
